The island is located in the Zadar archipelago (north Dalmatian insular group.
The area of the island is 42 sq km (3,5 km long, up to 1.5 sq km wide, a coastline of 11.6 km, with the highest peak over 100 m of altitude.
The island is mostly covered in lemur. The indented coastline’s largest bay is protected from the strong bora winds and serves as an anchorage point. The only village is located on the northern coast of the island.
The economic foundation of the island is agriculture, winegrowing, olive-growing, farming, fishing, and tourism.
The picturesque little community attracts devotees of peaceful vacationing, as well as fishermen and navigators.
The project will be, in the first phase a luxuries Mediterranean complex, composed of the marine, one hotel in marine, and 38 separate villas. The estimated surface of the hotel will be 1 500 m gross flat area with 25 luxurious rooms.
According to the programme study, it will possible to develop the rest of the hotel facilities (poll, wellness, congress room, and restaurants) on the area allocated for sport and recreation, are owned by the company d.o.o and in the construction part of the island.
The size of marine will be equal to the sport creek, with berths for the hotel purposes, and for each villa separately.
The investor, by payment of 22 million euro will become the owner of the following properties:
-14 existing houses (practically, the building can start immediately)
-25 000 sq m of building land with 24 villas, all with projects and permissions
-270 000 sq m of the agricultural land plot with permissions for 9 villas, with the surface of 200 – 600 sq m
-110 hectare, which would in nature represent parks, golf courses, heliport, sport terrains.
-Permissions for the hotel, with the surface of 1 500 sq m gross flat area, with 25 luxury rooms and the possibility for development of all necessary accompanying contents
-Concession for the marine of 60 berths
-Infrastructure (water, electricity)
-For the remaining cca 200 hectare, in the ownership of the Republic Croatia and Hrvatske šume, the investor i.e the majority owner of the island can conclude the concession contract for several-years rental
-Spatial plan enables additional expansion of the existing building zones on the Island of Skarda
-The subject of the purchase is, therefore, cca 1.50 hectares of the building land for different purposes at the price of 22 million euro, which is an averaged price for
15 euro/sq m for one unique real estate in Croatia.
